I retired from the U.S. Army 1 January 2020 (20 years as Enlisted - Master Sergeant and my last 14 years as an Officer - Major). My wife and I decided to buy properties, in retirement, that we could BRRRR. We found and bought our first property, a single family, 4.26-acre property that had three houses on it (1948 sqft, 1596 sqft & 382 sqft). We split the property to ensure we get the "highest and best" return on our investment. After a few of false starts, we finally completed construction on the largest house in November 2021. The 1948 sqft house (now 2108 sqft because we added another bedroom) and the 384 sqft houses (includes a kitchen, 3/4 bathroom, and a 8'x22', covered deck, half of which is screened-in) are each currently occupied. The house on the other [split] property, is currently being renovated, is a 3BR/2BA, 1596 sqft, 2.0-acre property with an entry ramp to the covered front porch on the 1st floor level. The first floor (handicap-accessible) consists of a bedroom, kitchen (with full-size washer & dryer), bathroom with a zero-entry shower, a family room, and small dining area. There's a 10 x 12 covered porch in the front (handicap-accessible ramp on the high side and stairs on the low side) there's also a sliding glass door, in the back of the house that opens to a 12'x16' covered deck/patio. Upstairs, we decided to make it into a separate living area. It has two bedrooms, a kitchen (with stacked washer & dryer), a dining area, a bathroom, and lots of closet space in each bedroom. There's also a door to the 12'x16' covered deck in the back of the house. Last summer, we recently purchased a former bank building (complete with two huge columns out front) that we plan to turn into a boutique hotel (aka, short-term/medium-term rentals). The front half of the first floor we'll have three offices and a laundry/storage area for the hotel and there'll be two apartments in the back. There will be four residential units on the 2nd floor and six on the 3rd floor for a total of 12 short-term/medium-term rentals and 3 offices available for rent. All residential units will have a small kitchen. Once the boutique hotel is up-and-running we plan to put in a few short-term rentals (cabins/treehouses/etc.) on our first property. Our plan is as each project gets completed, we'll refinance and move on to the next property purchase (BRRRR). Our goal is to setup systems to make our jobs easier as we scale, and to purchase at least one property ever year (after the hotel is complete) then help others do the same.
