I'm a determined and motivated guy trying to get ahead. I dropped out of college due to family life events that put me about $20k into the red as I was barely getting by with my cashier job. I knew that I had to do something to change my situation. I began my new education, much cheaper I might add, in real estate. I think we spent maybe $200-300 on books, and it was by far more valuable than my years at college. I ended up getting promoted at my job, but I wanted to move things faster so I got a second full-time job working midnight shifts. Before long we had all the debt paid off and a little money set aside. I ending up reading the 10X rule, and it gave that motivation I needed to overcome my fears and take action. I kept telling myself that I couldn't afford to buy another house yet and to wait another month and wait another month. I got past that mentality after thinking about Rich Dad, Poor Dad telling me not to say "I can't afford that" but to say "how can I afford that?" My wife and I got into the real estate game last year, when we moved out of our first home and turned it into a rental. I went out to get approved and closed on a larger home with a studio apartment / MIL suite in the basement. I didn't think I would get approved for some reason, but come to find out they would have approved me for double what I asked without even including the possible rental income. It has been a fantastic first year in the business with great tenants. I'm so excited for what the future may bring. This community has rekindled the fire for me, and has helped me realize what I want to do with my life and how to make it happen. We're getting ready to expand this year, and I'll be able to drop to one job again all due to real estate!
