Rental Property Investor
I'm new to real estate investing and looking to BRRRR part-time. In my current day job, I work on the design side of the commercial building industry as a licensed Architect with a large AEC firm. I would like to build upon my 15 years of experience in this related area while building a foundation for sustainable and eventually passive wealth generation. My goal is to use real estate investment as a method to diversify my income, attain financial freedom, and spend more time with my family. Currently Seeking: Investor real estate agents, property managers, contractors, and lenders that are implementing the BRRRR Strategy in the Phoenix, AZ market. Let's talk! Rental Property Criteria: - Distressed properties under four units - 2BR/1BA min. Single Family Residences above 1200 sf and capacity to add at least 1 additional bedroom. - Priced to be "All-In" at 75% of ARV - Produces positive cash-flow @ $200 per month per door minimum. - Within 10 miles of a hospital - Within a 1-Hour drive of Central Scottsdale - In areas of growth and low crime rates; neighborhoods with low rental vacancy - Within a school district that is rated "Above Average" or 6/10 and above on the GreatSchools.org scale. Primary Residence Criteria: - In North Phoenix, Scottsdale, Tempe, Chandler, or Ahwatukee - Built after 2000 - 1575 sf minimum - 3BR/2BA with office/den minimum and the capacity to convert the den into an additional bedroom - Lot sized and zoned for future ADU. - Community pool at minimum - Small to Medium max. rehab required - Within 10 miles of a hospital - Calculated potential for positive cash-flow @ $200 per month minimum when converted to a rental. - In areas of growth and low crime rates; neighborhoods with low rental vacancy - Within a school district that is rated "Above Average" or 6/10 and above on the GreatSchools.org scale.
