About myself

I started with nothing and now own over $20,000,000 of real estate. I am also the creator of Section8 Done Right. A VERY AFFORDABLE online course and mastermind focusing 100% on how navigate section 8. I show investors how to buy great properties, get great tenants, manage correctly and make amazing cashflow. I never thought I would ever have an online course or be a coach but after retiring at the age of 35 and moving my family down to Jupiter FL from MA I wondered what was next..... My avatar that I constantly thought of while creating this course was who I was 8 or so years ago. What would I have needed? What could I have afforded to pay when I was broke and barely getting by? What type of support would I need to help me grow and answer any of my questions... That is why I priced my course so much lower than I was advised to. I actually want to help people. I don't need the course to fund a yacht like the other people teaching this do... I take great pride in being an amazing landlord to my tenants and providing stability in housing to low income families. The fact that these families get to create memories in my properties really means a lot to me. Section 8 has a lot of negative views of it but honestly it's just because there are a lot of bad landlords and people don't know how to do it correctly. Once you have the right systems in place and the right connections at the housing authorities... it's honestly very simple and your tenants stay an average of 8.75 years compared to market tenants that stay only 2-3 years (according to HUD and I have also personally seen this across my portfolio). Through Covid I was 100% paid. States released programs to help ONLY low income tenants with back rent and security deposits which is still in place today (google RAFT Massachusetts for example). I got letters from every housing authority I work with saying that if my tenants income changes they will pick up the difference.... So even during the worst of times... your downside is completely covered. And as an investor that is exactly what I look for. I also still actively buy real estate and specialize in value add properties. Primarily affordable housing and section 8 rentals (obviously right haha) Experience: I closed on my first property in December of 2013. I sold that property (my first flip) in April of 2014. Since then I have purchased and renovated 72 units and self manage 38 of them. I have flipped an additional 10 or so properties to help fund the growth of my rentals. I personally cashflow over $57k a month from my rentals. UNIT COUNT DOES NOT MATTER!!!! It's all about how much each property cashflows. None of the Gurus will ever tell you how much they actually cashflow.... isn't that weird???? Wonder why..... Looking to help as many people as I can learn how to do section 8 correctly and be able to retire like I did. I am also looking to get to 100 units in the next few years in MA and Southeast Florida which will get my personal cashflow post tax to at least $1,000,000 per year. Reach out. Always happy to help.
