I'm currently working with a small group of investors who provide funds which are generally paired with hard money to acquire properties for quick flips or buy and hold for cash flow. My partner handles the property acquisitions, rehab and sales I want to learn more about the actual mechanics of how properties are acquired, evaluated as being a good deal and the lending phase.
