I've been researching real estate investing for years, and now I finally think I'm in a good financial place to get my feet wet. My goals are to have $50,000/yr passive income from rental properties in 5yrs. In my first year, I've acquired 5 properties producing over $2000/mo cash flow with a portfolio worth over $600k. And by cash flow, I really mean profit. You make your money at the buy, not the lease. I mostly target Section 8 tenants. They're fantastic and since the government is paying the rent, it's ALWAYS on time and in my bank account on the 1st of the month. They also have a higher incentive to treat your property well. I have my 6th property under contract and I'm using my Solo 401k to 'loan' myself the down payment. I think I'm well on my way to reaching my 5yr goal!
