I am a Master Sommelier, with a great career in wine and wholesale management for a small family winery in Santa Barbara, CA. But I also realize that I want to retire early and focus on passive income streams. These come from long term vision and strict focus. So, I bought my first home in 2005 (worst time) and sold it for a $50k loss. But I had enough equity to buy another rental in Las Vegas. Now I own my primary home, a single investment rental, and a rental home in Edmond, OK. The Edmond OK property is part of a Solo 401k Investment portfolio, and is on a 20yr fixed. This is cashflowing, in order to pay for repairs, CAPEX and potentially another home in 3-5 years. Nonrecourse financing requires 40-50% down, so this is a little tough. I plan to own at least 3-5 SFH and 1-2 MFHs in by the time I retire. These would not be 100% liability free assets. Of course things break, but otherwise, no mortgages, or bank notes, or other financing. 20 years is the goal, but hey....sooner the better.
