 Many new coming to the world of investing have completely stepped outside of their box to enter the real estate industry for many reasons and have found it difficult to found available properties. This is due to the fact that most properties are listed by agents who must list these properties on MLS for believe it or not realtor or not the only ones have access to this site, with internet capability everything is accessible and at your finger tips.

ZipRealty.com Multiple listing site which will give anyone access, Setup a free account and you can view and submit offers on over 200 listing from this site, (That’s the problem) by the time I get to the property that I want for investing or for a quick flip profit the agent tells me that there are literally multiple offers on these properties well above the estimate value,  No investor in their right mind is going to take that on and if so that investor is planning to hold, rehab and wait it out to the market pick backup.

How to find properties without multiple offers beyond the valued price I have develop a close relationship with my realtor, and found a asset disposable company. My realtor conduct short sale with fast turnaround time and send them to me before they every hit market and my other asset disposable agent sends me REO’s that’s under the wire.  Wholesaler looking for Investor, rehabbers and other wholesalers that’s are cash buy and looking to invest in properties under the wire and at deeply discounted prices
