♥2♥ with Client/Investment Property Owner * He LIKES Being a MOBILE LANDLORD!

After ActiveRain RainCamp, I spent Thursday night in Charlotte and had lunch on Friday with a client.  During our meal, and after talking about NASCAR, I asked him if and when he thought he would be wanting to sell the townhouse I manage for him.

He looked at me and said NOT IN THE NEXT 5 YEARS!  GREAT for me; however, I asked him why?  Even though his current home (townhouse rental) address has stayed the same for 3 years, his company is still buying and closing companies as they acquire technologies and his Charlotte-area office location has changed twice.

By being SINGLE and MOBILE, he has the pick of good jobs within the company and LIKES not being burdened with selling a home when EMPLOYMENT OPPORTUNITY KNOCKS!

 

His employer knows there are no "relocation" costs with his upwardly mobile climb on the employment ladder.

Meanwhile, HE enjoys MORE tax benefits than a homeowner with the ability to write off repair, insurance, HOA fees as well as the cost of my management so he is living in a nice townhouse in a very desirable area of Charlotte.

And even BETTER news is that the townhouse he owns has been rented almost from the day he left the area and the prospects for continued rental demand is only INCREASING as new hires are moving into the area for government security jobs as well as an expanding medical community with both UVa Medical Center and the new Martha Jefferson Hospital at Pantops.

Do you provide Realtor forms to clients?

I frequently see that when Q&A forums have questions about how to get a lease form to use and responses are frequently to ask a real estate agent for one.

I do not use our VAR lease form as it does now allow my landlords or residents to be under the Virginia common law rental statutes; however, I frequently have people ask me for a copy of my lease or my form and I do not provide it * EVER!

As zip forms and downloads are used more frequently, I am curious where real estate professionals direct clients and would-be clients to obtain their forms for use in their own real estate transactions.


I love Professional Publishing forms and adapt and use them in my documents when revising my word processing documents.

I have had some unexpected vacancies during the last few months from residents on leases who have had to relocate for job/employment and family health issues.

The latest one is a LARGE, desirable home that I signed a lease on yesterday afternoon.  The current tenant is not delinquent in her rent; yet, the property owner has been HOUNDING me long-distance to get it rented.  He has called, e-mailed and is now threatening me that he can not make his mortgage payment in November if there is no rent for the month.

 



Now, this property owner left a GOOD job in VA for a slightly LESSER job in Washington state.  He lived in his VA home for over 2 years without window coverings and I had to spend $1500 from the first month's rent to install blinds and have the home thoroughly cleaned.  He has family as well as solely-held rental property elsewhere so he should KNOW the rental market and he knows that I have been aggressively marketing the home.

So I am biting my tongue and I'll use the LEASING FEE ($700) I take from the departing residents' security deposit......to go to RainCamp in Charlotte and visit the NASCAR Hall of Fame!!!

Yes! That Rotten Egg Smell is a SAFETY Precaution!

A billion years ago, I was an on-site resident manager.  I can remember taking resident phone calls for 2 days about potential gas leaks.  When I called the local gas authority, I found they had emptied a new batch of STINK into the local natural supply and it had not disbursed through the system.....natural gas is just that NATURAL * the SMELL has to be ADDED.

Google Reviews NOW allowing Owner Responses! A step in the right direction

As a property manager, my firm is highly susceptible to poor reviews on the web.  For several years, I have followed Bob Machado's lead and put an owner statement on the site quarterly and had Google alerts for my name and my firm's name.  


NOW, Google is allowing Owner Responses to posts....A good idea even because the timeliness of the "reviews" will allow a quick response.

If I could ONLY GIVE THIS WOMAN ZERO STARS, I WOULD! I have never been so poorly treated in a business scenario EVER. I have 10-15 saved emails from Wallace Gibson that are rude, unprofessional, angry, antagonistic, and plain mean. I think I am fairly easy person to deal with, and like a past reviewer said, I try to "kill with kindness" when I meet these types of people, and with Wallace, it only seems to make her that much harder to deal with! I have never been so ill-treated in a rental situation before and I've been renting for 8 years now. She lies and then when you produce her emails showing her to be lying, she promptly writes "Read your lease/handbook" and will not answer your questions. She will not meet with me in person to discuss my lease or problems, she ignores pertinent questions in email, and is outright condescending in every communication I've had with her. My husband and I have been appalled at her conduct and cannot wait to move ... More »

Kristen and her family had family issues that caused their rent and utilities to be deliquent on several occasions. In light of this and in discussion with the property owners, their lease was not renewed. When I advised Kristen that they could not remain at the property, she posted this "review" which I subsequently blogged about. I re-rented this property for $100 more per month and her family moved out of the area.

Questions about SERVICE/Therapy animals in Rentals Units?

Often prospective residents and as well a current ones hear part of a story and then they try to BEND it to enhance their argument when trying to BEND your rules.


The most COMMON argument du jour is about service/therapy animals * not just dogs.  Somewhere residents have gotten that they can just SAY it is a therapy animal and therefore it IS a therapy/service animal.

The Bazelon Center for Mental Health Law is the PREMIER resource for answers to these questions and should be reviewed by property managers and real estate agents as it applies to both the SALE and RENTAL of real estate!
