George Roddy, Sr., President of Foreclosure Listing Service, Inc., announced “For the first time in five years, foreclosure posting activity for the year-to-date has declined in Bexar County.” “Last year, foreclosure notices for the first four auctions of the year reached a new record high for this foreclosure cycle with 6,000 postings. Over the past year, posting activity for this four-month period declined to 5,824 for the first four foreclosure auctions of this year, which includes January through the upcoming auctions in April,” the foreclosure researcher statedThe foreclosure analyst, who’s firm has been tracking foreclosure activity for more than four decades, remarked, “This is certainly welcome news. But, quite frankly, I believe that we are not out of the woods yet and will not be for some time to come. It remains a sad time for those families losing their homes to foreclosure; but, a great time of opportunity for investors and others buying homes in today’s market.”
Until a significant amount of workers begin to be re-employed, there is simply no reason for foreclosure postings to decline. Even re-employment in today’s market does not assure that a family’s bills will be paid because many workers are being hired at wages far lower than at their previous job,” Mr. Roddy remarked.

Addison, Texas - The filing deadline has passed for foreclosure postings to be filed at county courthouses throughout the State of Texas for the upcoming foreclosure auctions to be held on Tuesday, April 5th, 2011. Therefore, Foreclosure Listing Service, Inc. has completed our research of the April foreclosure postings. George Roddy, Sr., President of Foreclosure Listing Service, Inc., announced “For the first time in eleven years, residential foreclosure posting activity for the year-to-date has declined in the Dallas/Fort Worth Metro.” Last year, foreclosure notices for the first four auctions of the year reached a new record high with 22,305 postings. Over the past year, posting activity for this four-month period declined to 21,387 for the first four foreclosure auctions of this year, which includes January through the upcoming auctions in April,” the foreclosure researcher statedThe foreclosure analyst, who’s firm has been tracking foreclosure activity for more than four decades, remarked, “This is certainly welcome news. But, quite frankly, I believe that we are not out of the woods yet and will not be for some time to come. The filing deadline has passed for foreclosure postings to be filed at county courthouses throughout the State of Texas for the upcoming foreclosure auctions to be held on Tuesday, February 1st, 2011 and Foreclosure Listing Service, Inc. has completed its research .
Compared to this time last year, posting activity in Bexar County for February climbed 7% from the 1,286 postings filed for the February foreclosure auction of 2010.
On a month-to-month basis, foreclosure filings were down -9% from the 1,521 postings filed for the last foreclosure auction (for the January auction). Bexar County foreclosure posting activity for February remained on the high-end in this foreclosure cycle. Foreclosure postings in Bexar County have been at 1,000 or more for 27 months in a row. Posting activity pushed even higher by topping 1,300 in 17 of those months and surpassed 1,500 notices 11 times. Monthly posting activity surged even higher reaching above 1,600 twice. The record high for this foreclosure cycle was set with the January of 2010 auction when 1,682 notices were filed on properties located within Bexar County.
I expect that foreclosure postings will remain on the high-end and that a real recovery is far from happening anytime soon.

Compared to this time last year, D/FW residential posting activity for February climbed 19% from the 4,695 postings filed for the second foreclosure auction of 2010. However, residential posting activity on a month-to-month basis remained about the same with 5,580 postings filed for February compared to the 5,543 filed for the previous month.
Each month, slight fluctuations up or down are normal. Counter to this month’s gain in posting activity over the past year, last month’s ‘same month-to-same month’ posting activity was down. At that time, I cautioned that a one month decline did not mean that the foreclosure market had turned the corner. And, in fact, it has not and is most likely far from a real recovery happening anytime soon. Until a significant amount of workers begin to be re-employed, there is simply no reason for foreclosure postings to decline. Even re-employment in today’s market does not assure that a family’s bills will be paid because many workers are being hired at wages far lower than at their previous rate.
I know the last thing any of us wants to hear is that this foreclosure crisis is far from being over; but, unfortunately, that is the case. Plus, I am concerned that so many families’ budgets are already stretched well beyond their means and one little hiccup in their income stream or an unexpected major expense could push their budget over the edge for months to come.
