   Very well said indeed. There is always numerous reasons as to why someone would sell a note and offer seller financing, and you are correct, if not done correctly, can make or break the value.

   Thanks George. The one common thread I have found among note sellers is that you will never buy or broker a note from/for them if they are not motivated to sell the note for some reason. I suggest finding out the reason so that you can offer solutions!!! Make a friend out of the note seller and always ask, "why do you want to sell?" and " what are you going to use the money for?"
