Home Sales in Eagle Ridge

EAGLE RIDGE REALTY is happy to report that home sales in the Eagle Ridge Golf Community in Gilroy, CA have been very strong.  Recently listed homes have sold rather quickly.  Inventory is way down, compared to a year ago.  There are currently 8 homes on the market, compared with 42 homes that were For Sale in January, 2009.

In our opinion, the community has stablized after it was hit hard by a lot of buyers a couple of years ago who bought with subprime loans.  Most of these were fraudulent loans, and I hope the District Attorney aggressively prosecutes these people.  There is no reason we should have had this problem, and it would be great if those offenders went to jail.  Period.  Actually, jail is too nice a place for them...  They hurt too many people.

With prices being supported due to non-distressed sales, I would anticipate more people shall be putting their homes on the market.There still are some good deals to be had, however, and we suggest you visit our website where we are the only brokerage dedicated to the Eagle Ridge Golf Community.  We offer a mapping feature of all homes for sale that are listed with the Multiple Listing Service.

Eagle Ridge Realty at Eagle Ridge Golf Course

Eagle Ridge Realty is proud to announce that we have closed a listing at 2441 Club Drive.  Our other listing on Club Dr. appears to be scheduled to close on time within the next two weeks.  Currently, about half the sales do not close on time...

What makes this small, independent brokerage so successful?  Here is how I sum it up (I am the Broker of Record):

  1. We saturate the internet with our listings.  The more eyeballs we have seeing our listings, the better chance it has to sell.
  2. We hold open houses.  We give the homes the greatest exposure possible, and we are not lazy.  Buyers these days "shop" on the internet, but when it comes time to buy, the then chose a Realtor (most likely a friend, relative, etc.)
  3. We keep the flyer boxes full.  Having an empty flyer box is tantamount to not having a listing at all.  People driving around (especially in a gated community like Eagle Ridge) want to know price and number of bedrooms, etc.  It is unbeliable that some agents do not have flyer boxes or that half are empty (I did a quick survey this past weekend, just to see...)
  4. We truly know the market...  We DO NOT take overpriced listings.  A well priced home is half sold, as it attracts the most potential buyers.  We feel some agents "promise" the moon when it comes to sales price, just to get the listing--we do not do that.  We do not like stale listings, as our record shows...
  5. We analyze every offer on it's merits.  In today's challenging marketplace, why waste anyone's time just to get an home under contract.
  6. Yes, we p[ost it on the MLS, but that is not the only place we put it on the internet.  We market it on nearly 3 dozen sites, giving it tremendous exposure.  This works better than putting it on a brokerage site (that people really don't search on anyway-- think how you found this; I know it was not off of a Brokerage site!)
  7. Our staff consists of top professionals.  I do not run a license mill, and refuse to hire more agents than I truly hire.

Eagle Ridge Realty is focusing on homebuyers
