So it has been a very long time since I last blogged. I apologize to you and myself for that. I am not only short changing you the readers but myself as well, you the readers give valuable feedback that I am truly missing out on. Well here is my chance to give everyone an update in the life of Ray Brogden. But where to begin??? I will start off with updates on my architectural journey, then move on to my Real Estate Investing Adventures.
Architecture Update:
I am currently still in the process of getting approved for my architectural license from the AIA. Once this happens then I am able to sit for the exam and become registered. I find it to be the old boy system. I am currently working on a bar/lounge in old city district of downtown Philadelphia as well as a few new condo buildings in the northern liberties section of Philadelphia. As well as other things throughout the area.
Real Estate Update:
Yewdall St:
I just finished the rent turnover and now in the process of screening tenants and looking forward to renting this unit August 1st for $750.
Point St:
I am finishing up the final touches of the finish work, very tidiness work. I have 1 room rented and now looking to rent the small 8x8 room for $500. I do have doubts about the amount. But we shall see what happens. anyone have thoughts on this?
Tudor St:
I am looking to sell this property for 150K. It is currently rented til Nov 31st for $1000 a month. I guess the worst case scenario would be to do another lease option, which is not bad at all.
Business Aspect:
I have been researching and contemplating on finding a partner to build up a buy and hold empire. This is something i desire to do but have yet to come across a viable candidate to partner up with that has the same goals and mindset that i have. Has anyone have any thoughts on this?

In the summer of 2004 I attended a 3 day investment course in Real Estate Investing. In February 2005 I bought my first rental property. I will go in the details of my first property in a later blog entry. The 2006 year was a different focus for me. I focused on graduating from Drexel University. In the spring of 2006 I graduated with a Bachelor’s of Architecture degree with the eventual goal in mind to become a Developer in Philadelphia.
In 2007 I really hit the ground running. In March 2007 I bought my current residence and completely rehabbed it from soup to nuts. In the summer of 2007 I was involved in starting a partnership and sold my share for a profit without putting any money into it. In the December 2007 I did a Lease Option Deal.

Greeting All,
This is my first blog into the world of starting my investment company from the gound up to a successful Development Company. I will chronicle the events that happen to me throughout the process, so I can look back and reflect on the things I did right and the things I did wrong. I hope you enjoy my adventures and please feel free to comment. I love the inter-action that the blog offers.
I am curious on where we as a nation are headed in these intresting financial times. I am currently in a Credit Bind that I am trying to navigate through. I am also in the process of obtaining my Architectual Licsence and I am also looking for a new architectural job.
