Do you want to know how I work?....

Monday, November 09

So for most Realtors in this region I am finding Staging® is a whole new concept in Wayne County. Not many people have heard of it or know how valuable staging really is. Some people get the wrong idea about staging. Now, thanks to HGTV they think that Stagers are these evil over-opinionated squawk boxes that come in their home and make awful comments and judgments about their belongings and collections. In the real world of Staging this simply isn't true and is not an effective or an integral way to do business. As an accredited student of Barb Schwarz, an ASP® always honors their clients' possessions. My goal as an Accredited Staging Professional® is to help you get the listing sold in the shortest amount of time and for top dollar. Did you know that the investment spent on staging is always less than the first price reduction? So this is how I work... I offer to meet the seller at their property for 10 to 15 minutes so I can establish rapport, while I'm there I'll be able to see the home and take notes. I will also take pictures inside and outside the home with the sellers permission. I will show them my credentials so they can learn more about me and what I have done in the Staging industry. Then I set an appointment to come back so I can present to them my bid. I will then go back to my office review my notes and photos and prepare a Staging bid. If the client accepts my bid the next step is a consultation very similar to a detailed inspection, on average this process takes 2 to 3 hrs depending on the size and condition of the property, there is a fee charged upfront for this service and it is based off the size of the property. During this consultation I formulate a detailed plan for each room. Once the report is completed I will sit down with the client to discuss this detailed report. At this point the seller can choose to do everything I have mentioned in the report themselves and we set a deadline for it to be completed or they can hire me to do the staging for them. We can do as little or as much as the client wants us to and we can work with any budget. Did I mention that as an ASP Staged listing the client gets national exposure on stagedhomes.com? More than thirty five years ago Barb Schwarz, real estate mogul created the Home Staging Industry and coined the phrase "staging". Barb has been an educator to millions of real estate professionals. She stresses the importance and benefits of staging and has helped more than 12,000 ASPS® (Accredited Staging Professionals) earn their designations. Home Stagers are an integral part of today's real estate industy. "They give homes that fresh, picture perfect look that help sellers receive top dollar. Home Stagers are high in demand."(stagedhomes.com)

Does anyone know if there are any other Blogs just as popular as this one?

Did you know that ASPTMStaged® homes sell faster and for more money? 94.8% of ASP staged homes sell with in 35 days or less from the time it is put on the market! A current selling average for non-staged homes is approximately 182 days or more (stagedhomes.com)

Jana Baez is also a member of the International Association of Home Staging Professionals (IAHSP)that for over a decade has been guiding the Home Staging industry with standards of education, excellence and ethics. It is the ONLY association that serves only Home Stagers, and the only professional Home Staging trade association founded on education first.

With so many available homes on the market today sellers are looking for ways to get ahead of the competition. One option for sellers is to have their home staged by an ASP™ stager. HomeGain updated study - first done in 2003, then updated in 2007, and now new stats for 2009 - show that Staging has steadily climbed as a necessary improvement that yields a high rate of return.   Out of 12 activities on the list, Staging ranks now as #2 - jumping from #3 just 2 years ago. (stagedhomes.com)
