I've been getting a ton of questions lately regarding the level of difficulty of finding highly profitable tax foreclosure deals so I want to (hopefully) provide some clarity now and how these deals are basically your own private land profit generator.
If you've never done any type of real estate deal before and basically have no clue about anything related to investing, the learning curve will obviously be a little steeper than if you have a foreclosure deal or two (or many) under your belt.
That said, I like to view the whole process as basically a combination of both art and science when it comes to this type of deal making. Both can easily be learned quickly by anyone of average intelligence. I'm proof of that. ;-)
Although there are a handful of intricasies... it all basically boils down to:
1. list building (thru county agency or list broker)
2. culling the list (sorting highest potential for likliehood of ease as well as profit)
3. marketing (mailing as well as picking up the phone)
4. putting the deal together (involves using a title company in most cases)
5. depositing your check
That's the Big Picture.
If you can grasp that concept and believe that there are tens of thousands of highly profitable land (and house deals) becoming available on a weekly basis around the country in the tax foreclosure arena... you're already way ahead of the 98% of "investors" who think that tax forelcosure investing involves going to auctions.

Here's the deal: I was in Dallas, TX most of last week working some upcoming tax foreclosure sales with a gal who I partnered with. She'll remain nameless by request.
The result?
During that week, we laid out a solid outline to get her up to speed on the whole tax foreclosure strategy as well as crafted a customized plan of attack for her to work on a weekly basis.
What's her motivation? She was notified last month that December will be time for her to find new employment. Yeah, that lil' ol' federal stimulus didn't exactly make it's way to her company so she was highly motivated to blaze a new trail instead of trying to look for yet another job.
Anyway, I'm glad to report that in addition to getting her all set up to "go it alone", we were able to lock up 7 land deals during my week long stay in the DFW area.
The profit? Let's just say it's pretty much off the chart. Actually, it'll be somewhere around 500% ROI when it's all said and done.
Cool? Well, she's just getting started but she's already way ahead of the majority of wannabe investors who just dream about or talk about doing deals but can never seem to catch a break do to the recession.
This stuff is flippin' easy when you get dialed in on the whole 'big picture'.
Why am I talking about it here?

With about half the states being tax lien and the other half being tax deed states, there's plenty of room to go into markets (whether you live there or not) and begin working tax deed sales prior to the actual sale.
Think of it as essentially a pre-foreclosure type of strategy.
After doing some basic research and building a list of potnetial deals, you can then begin marketing to those owners.
Many property owners who have land headed to tax sale have very little (if any) emotional interest in the property so oftentimes a deal can be made quickly and cheaply.
Sure, there's a little "more" to it but we're just getting started here. LOL
My next post will go into a little more detail and the whole concept will begin to make more sense.
