In this month's S&P Case Schiller Index Denver beat the national average home price index once again.  The national average year over year was -2.5% and Denver was one of the only six cities to be trending positively.  Does this mean Denver has seen the bottom?  I would not say for sure but the price trend is shifting in the right direction.

Yesterday the Denver MLS system released its monthly figures for the 18,800+ homes on the residential and condominium market.  As we approach spring the number of homes entering the market rose 8.04% in the last month and compared to 2009 inventory is down -5.93%. The price of SOLD homes rose 3.53% in the last month; this is a -1.93% decline from last year.  The average residential listing sold for $269,688 and a condominium was $166,206. From all these statistics I anticipate the volume of sales and prices to rise this summer until the tax credit expires; stay tuned for next month's newsletter.

Many parts of Denver have different types of markets; some are hit hard with foreclosures, short sales and new builders; some well established neighborhoods around town saw a slight correction but did not see double digit losses in their market. If you have questions about your homes value I can provide you a FREE market analysis.

Never hesitate to contact me with real estate questions, big or small. I am always happy to help.

I look forward to continuing to earn your business!

Aloha,
Jaryd Takushi

The days are getting longer and warmer! After months of being cooped up at home it's probably a good time to get organized and de-clutter your home.

Spring CleaningStart small. Don't be too ambitious - cleaning out your entire place and organizing everything you own is too large and daunting of a task. Pick a room, or even just a closet, and dig in.

Define a clear agenda. Are you trying to simply organize your stuff, or is there a larger "purging" goal? Be clear with yourself, then when you pick up that old picture frame that may be sentimental but is really just superfluous junk, you'll know what to do with it.

Focus on the floors and walls. More than just cleaning and organizing, this is a time to rejuvenate your living space. Clean the walls and carpets, and mix things up by adding or moving pictures, artwork, and small furniture pieces.

Invest in your spring cleaning. Use the right tools for the job to make it more fun and efficient. Make sure you have a good vacuum, buy some shelves or organizers, and get whatever else you need to do the job well.

Home financing has been turned upside down over the past few years. If you are in any of the situations below, regulations have changed dramatically, even in just the past 3 months:

Are you self-employed?
Considering a condominium purchase?
Ready for an investment property or 2nd home?
Want to pay cash, then refinance later?

I have been working with buyers like these for many years, and have been able to help them save lots of time and money because I know the new regulations and how to work within them to secure the best possible home loan.

If I can help you, your family or your friends, do not hesitate to contact me!

Been in your home for years? As you may have heard, the legislation to extend and expand the homebuyer tax credit has passed Congress and was signed by President Obama. In addition to extending the deadline for the current $8,000 new homebuyer tax credit to April 30, 2010, an additional $6,500 credit has been introduced for existing homeowners.

KEY FEATURES OF NEW TAX CREDIT

For Existing Home Owners:
  1. Up to $6,500
  2. Must be under contract between November 6, 2009 and April 30, 2010, and close by July 1, 2010.
  3. The homeowner must have lived in their current home as a principal residence consecutively for 5 of the previous 8 years.
  4. Income limits of $125,000 for singles and $225,000 for married couples (credit phases out for incomes above these limits).
  5. Maximum home purchase price of $800,000.
  6. Must attach documentation of purchase to tax return.
  7. Tax credit is not available for use as a downpayment (unless you are financing through a state housing finance agency that has a program for this).

You can find answers and some more detailed scenarios for situations with multiple borrowers at this site:
http://www.irs.gov/newsroom/article/0,,id=215791,00.html?portlet=7

First time home buyer credit is still available - up to $8,000!

I always recommend speaking with your CPA or a tax professional before making a purchase decision based on the tax credit.
