Does anyone know of a company you can outsource the short-sale to in California?
I just attended a seminar today by a company that sounded very good. It's called Short Sale 4 Profit. (That is also their website address)
They have 2 services--1) you take the listing and they do all the work and you split the listing-side commission 50-50. Or 2) you take the listing, gather the short sale information, and for $175 they will review it, package it and send it to the banks, but you negotiate with the bank.
They said they close 95% of their deals, but I don't know if that is accurate.
There was a recent thread on this theme not too long ago. I have used a short sale company to outsource short sales. It's a miserable (for me anyway).
They just aren't that good and don't really save you the time you think you will save.
who knows any details on how to make a short sale ? I have properties that I can get cash out from to purchase other properties during this decline in property values and I heard about shor sales but have no idea as to the details if you know I would appreciate it

I'm not sure what you exactly mean by 'outsourcing', but if you are looking to facilitate short sales for a profit, here's another tool I hope you find profitable. The program is called Home Seller Assist started by John Alexander.
Go to the link in my sig for a much better explanation, but he has an investor network willing to fund short sale purchases for you. Cost of funds is 1%. You have to line up a buyer, who takes possession at a double close.

Unfortunately I haven't yet had the time to put any of their programs to work. I'm particularly interested in their non-performing asset program. But since I work a full-time job at a web development company, I'm always working during the day when banks are open. I am taking time off during the Xmas/New Year's weeks, so I hope to be able to get that program started. I'll keep you posted.
