just a quick question..
Which documents need to be notarized when doing a short sale?
Do I (investor) need to be present when the notary notarizes the documents? (after the homeowner signs the documents)
What happens if do short sales in different states? do different rules apply whether documents need to be notarized or not?
FYI, i am located in Dallas, TX

I think it depends on the short sale. I've had to had arms length transactions notarized, one transactional lender wanted me to have my disclosure notarized (and we sign those up front) and then there was a form on the last approval I did that had to be notarized and NO the seller was not present. We had separate notary seals.
I think it could be almost anything.
