Hey, does anyone know a really good software that is easy to use and works great? I have used a Few but they are always missing the simple details and or are to Expensive. Any opinions would be great. thanks

I think they are all pretty expensive. Nick Reuter on this site is the creator of Short Sale Artisan. It's got a lot of great features and when I checked it out was priced better than RealEFlow and Proptrackr.
We've used proptrackr. It's ok. I'm still waiting for tech support to get back to me about a faxing issue that never got resolved. They are normally fairly quick to resolve so that is good. They are a bit pricey too. If we had to pay more I would likely drop.
I tried realeflow for a while. That was similar to proptrackr, but I think has a bit more bells and whistles. I'm not sure if it's realeflow or Freedomsoft that has a built in buyer's list. That would be a very cool feature,but I think both services are on the higher end for pricing.

Just got an email today about a software for short sales he is running a special right now sign up for free and just pay the hosting of $8/month for 12 months I think.

You need some kind of a document management system. When you've got several in the pipeline, you need a way to track them, keep notes, store documents, send alerts, etc.
The back office as we call it, allows us to better systematize, control, and track our deals. It also helps my team better manage our pipeline. Since you asked for the best software for "Short Sales" I have to say in the coming weeks, Laurus provided by Bob Mittleman and his team looks great. I've about tried them all with the exception of Short Sale Artisan which I've heard good reviews as well.
OpenRoad3 by Realeflow (I'm currently using now) provides a great CRM, websites, hammerpoint (repair estimator), HUD1 Generator, and of bunch other **** that can be useful. Price wise, it's competitve as everyone is now, no Huge upfront cost, about a $100 or less depending on users.
If your looking for a lower cost option but still a great back office, I'd go with Karma CRM it's FREE as of now. You just have to fine tune the system based on what info you want in your deals, which can be done.

Everyone has their own needs. Some people who do 1 short sale a year can handle paper transactions. I think it gets helpful when you get bigger to have a system, much like you do in any other industry. I'm always the first to say you have to determine what's best for you and what your needs are ;)

The primary reasons to use an online software?
1. To save time - Just eliminating the time spent to write the name and loan number on every page of a short sale package is worth the price. Also if you need to make an adjustment to the package, send the docs again or add another document to the package you have it all right there and can send it with a push of a button.
2. Provide online updates to all parties - More time savings by eliminating the calls and emails of "Do you have an update on the short sale?".
3. Bring in new business - As a Realtor or Investor it adds some credibility when you're trying to get the listing or homeowner to sell to you. Having an online tracking system for the deal is part of your "value proposition" when pitching your solution to the homeowner.
There's more to it but that's should be enough. If you're working short sales you should have an "online short sale software".
