First Short sell...please help

I've found a buyer with a 4 2unit Multi Family in a GREAT AREA!! The guy filed bankrupcy last year and has since had a stroke, he's unable to take care of this property. I found him from mailing a post card and he's told me that he will work with me to do a SS.

My question is, where do I start? I know I have to get a Purcase agreement with him and then a letter of authrization sign so that I can talk to the bank. What else will I need from that point on? Also, should the contract be in my name or an LLC that I haven't yet created so that I can wholesale this property to an end buyer?
