REO Questions

I'm breaking into the field of REO's, so could use some advice on this topic. Here are some of my questions:

I do not want to the funds to submit earnest money as per the realtor request. If I find a buyer, can I have the buyer put some money in as earnest money? How do I phrase this to the buyer.

It seems like the REO properties I am finding are not significantly lower than the comps in the area. Don't I want it to be at least 50 cents on the dollar?
