Need soures to buy REO's!! I'm a realtor and already have access to the mls. The MLS is too competitive now and need an alternative route to pick up REO's and make a healthy return. I'm out in los angeles and don't have the capital for tapes.
Can anyone help?

Relationships, relationships, relationships.

You don't "find" relationships, you build them. Over time. Just keep doing what you are doing and you will eventually start having agents call you with deals. Attend your local REI meetings regularly. Stay late and talk to people afterward. Call listing agents and talk to them about the weather or the moratoriums, or what they are hearing about the market etc. Call them again when you see they picked up a new listing and congradulate them on it. They will start to remember you and eventually they will have a property falling out of escrow and they will need someone to bail them out before they upset their asset manager. You will come to mind and get the call.

I agree with Will, its about relationships. Until you got some brokers that know your the real deal, you will need to find a way to be more competitive in your offers and most important, follow thru with your offers. The way you present your offer can beat other offers that are higher priced than yours. I truly believe in following thru with a REO till it closes. In other words, I look at 20 REO's, I submit 20 offers, lets say all 20 are declined, contracted by somebody else, whatever....I keep those files and check on them weekly to check for BOM's, Price Changes, etc.....they stay in my system till they close.

I'm new at playing the REO Buying game, but I had a Realtor give me info and pictures on a pre-listed REO. This was in response to a Craigslist ad that had the title, "I Want to Buy Bank Owned Properties".
