Help! I am stuck on this one, I have a girlfriend who is starting to flix and flip, we finally got a contract approved that is a Fannie Mae owned property, and the addendum is stating that she cannot flip in within the first 90 days for more than 15%. Yikes! How can we get around this?
You guys are funny! Yes I have heard that many times. I am sure it will be quite the experience for her. We did get lucky on this one since there is minimal work to be done. Paint, fixtures, and carpet in the bedrooms. Other than that, it is in great condition. Hopefully, for her sake, it won't be too much of a nightmare!
What are you doing and what are you subbing out? Subbing it out will be a lot quicker, but it will cost you more. If you're doing it yourself and also have to work 40 hour work weeks, you should get some friends to help. With help, it shouldn't be too hard to get done quick. But anything you plan to do yourself while working will go slow, and you will get burnt out... trust me! I'm the most optimistic renovator you will ever meet.

Sad to say, but she's always right. I'm delving into #9 right now... needs the same as yours... but I know it won't be done in 90 days (Though for some reason my brain keeps telling me it will)!
