How do you guys approach selling (retail) from October to December? I have two rehabs to be ready to market during these times. I usually avoid inventory during the fall months due to holidays, vacationing, etc.

Just remember there are a lot of other sellers that think the same way you do....what does that mean? Less Inventory! I have found that the folks looking around the holidays are serious buyers therefore; it may feel slower but in reality a better quality of buyers.
Good Luck!
Christina i agree i gave you a vote less typing:)
Jamie,
Everyone thinks that nothing moves during the fall timeframe. In reality, some of my best selling has happened in October - December... which surprised me.
This year I believe it is especially critical that you get your properties on the market as soon as possible... due the fact that we don't know if the $8K grant program is going to survive December 1st.

I agree with Christina. Buyers who are looking at homes during the holidays are serious about finding a home. I've seen many homes receive offers on Christmas eve. One of the Realtors I work with (who has been in the business for 40 years) says she is very busy showing houses between Christmas and New Years, and has even shown houses on Christmas Day!
As others have said, we tend to get fewer showings during this time period, but a much higher OFFER:SHOWING ratio...
There aren't nearly as many buyers out there, but the ones who are out there looking are very serious.
Make sure your house shows very well, is competitively priced, and be very responsive to agents who probably have serious clients...
Like the above posters we've done well during the holidays too. My wife used to take the loppers and trim some nice pine boughs to put around the house just before showing as well as keep some gingerbread and other cookie dough in the fridge. She'd pop a couple in the oven to enhance the Christmas atmosphere in the house.

We sold three homes "retail" this Christmas season between Thanksgiving and Christmas. We did some light Christmas type staging. For example we put some simple things on fireplace mantles, kitchen counters, etc.
I was concerned about selling during the Holidays, but found it to be no trouble at all this year.

Some people think selling during the holidays is a bad idea. After all, most people are preoccupied with preparations for upcoming celebrations and busy making gift purchases. However, if you were to look at statistics, you would find that this is only partially true. When looking at numbers from a variety of real estate sources, you see that closing deals occurs at a relatively steady pace even during the holidays. The positive angle is that people looking at homes and properties at holiday time are typically serious buyers. While vast numbers of sales are usually not made during the holidays, rate of sales is fairly, consistent.
Thanks everybody! I went thru with my project and it closed right before Christmas. As everybody here mentioned, the buyers were serious, VERY serious. We received 3 low LTV offers within a week. Total DOM 29 days! Great advice, thanks again!
I have found that around the holiday season business is just as bustling as ever. Like many have posted previously it seems like the buyers around this time of the month really know what they want. Some of my easiest deals and best clients have been around this time!
