I just got a contract signed for a single family house in Chicago that needs to be rehabbed. I think the number are pretty solid but I am looking for some help finding a buyer. Where do you guys advertise if you don't have a buyers for a certain area?

I have been placing ads on craigslist, kijiji, biggerpockets, and facebook but have had a very small response so far. I have someone that seems pretty interested and is goign to check out the inside of the property today but I want to keep advertising so I have a back up in case this buyer decides against it.

Any advice would be much appreciated.

One trick I have found is that if your numbers are right, pictures help, and you can link face book to here, tweeter, to face book, and here, etc. The more things are linked, the more they get out, and it is an interesting game.

Wish I had the article to post here.

It was talking about a recent auction in Chicago. The houses were literally being given away. They lowered the price all the way down to 1k and nobody bid on one. Many were going for 5-15k. So I am wondering if you paid too much for your house and hence the reason you can't sell it.

My guess is your ARV number is Way Way Way off.

It has been my experience in the last 4 years of real estate if the house is priced to sell it will sell fast. If it isn't well...it will sit and sit.

I found craigs list to be very helpful.

The best place to start for buyers is with a local real estate agent. You will want them to run a report on recent activity in the price range you want to sell and below. Then look for the transactions where the terms were cash.

You will have to do some investigating to find the name and address of the buyers of these transactions, but the only people paying cash for real estate today are investors. Then you directly solicit those buyers with the properties you have for them.

Their is obviously more to this process, too much to write here. But we have had great success advertising our services directly to those paying cash in our area.

Hello,

I'm actually in the same situation right now, but my numbers are a lot different than his. I've advertised on craigslist, biggerpockets, haven't tried facebook but the people on my facebook are all people I went to high school with and I'm sure at this point in their life they don't have the cash to pay. I was thinking about actually opening up a website and having marketing through the internet going directly to the website and then from the website it connects to everything like someone in a previous post said to do. Any other ideas though...

Right now I specialize in selling to investors who are interested in buy, collect income, & hold for future sale. The property that I have right now is a 3 bedroom, 1.5 bath with over 1800 square feet. The positive cash flow from the property is $700/month from the tenant. I'm selling it at wholesale price which of course is anywhere from $25,000-$35,000 depending on the property. I have put over $13,000 into renovations on this particular investment and she is a brick cobblestone finish home which are the ones that go for the higher end of the wholesale pricing. It's an absolutely gorgeous home because I made sure we made it better than any other rehabber in the city. The only thing now is we need to sell it to keep moving on and I would really want to have perfect marketing to where I can make up a list of over 1,000's of cash investors who want to purchase now. I know that this is going to take some time, but I am willing to invest anything to get to the next level and I believe that's what I need. Any help is much appreciated. Sorry it's been awhile since I signed on, I'm back and ready to be a part of this community for real.

Put up about 25 cheap fluorescent cardstock bandit signs on every corner within a mile radius of the house. Advertise in the classifieds and the REIA also.

That tells me it's not really a deal. Craigslist should yield up something from your local market if you have a deal that makes sense to an investor. Also, having someone possibly interested in seeing the property at some time in the future is not having the property sold. Have you tried pushing it at your local REIA club? Try printing up a flier & getting some feedback.
