Need Land Development Financing

Hi everyone!

I have gone through most of these posts looking for info on financing but haven't found any.

I have a developer friend (30-years in the biz) who has a choice piece of property that he's wanting to develop but can't seem to get the investors together he needs for financing. He's put together what he needs for the initial costs (architect, zoning, etc.) but is having a terrible time getting what he needs for the actual development.

Where does one go for this type of financing? Private money doesn't seem to be working at this stage. Suggestions?
