Does the landlord have the right to 1) come on the property without my permission? 2) Have landscapers come in and uproot the yard to put a bunch of bushes in? 3) Can I make them all just wait until my lease runs out before they continue this madness?

I'm not sure what you have in your lease as far as the amount of notice the landlord has to give to enter premises, but if you don't have something in writing North Carolina has no state statute requiring the landlord to give any notice. So yes, the landlord has the right to enter the property to perform maintenance. You can't make him wait to the end of the lease if he deems what he is doing as maintenance.

I'm just curious why you have such a long-term lease given that you are in the military and subject to moves? Good luck with your landlord.

We have a military clause in the lease so I can break it if I come down on orders for a Permanent Change of Station. Typical moves in the military are for roughly 3-5 years. Now, I may deploy in those 3-5 years, but I will return here after the deployment. My family will stay here during the deployment. I prefer the longer leases so it's one less thing I have t worry about while away.

Your landlord can come "on" their property any time he likes. (within reason) He CAN NOT enter your residence without your permission.

I would disagree with the statement that the landlord can not enter the residence without tenant permission. Landlords are allowed reasonable access to their property to maintain premises while tenant is still in residence. About half of the states have specific statutes defining the circumstances and amount of notice required. North Carolina has no specific statute.

I do agree with Norm that it makes good sense to sit down and talk to your landlord about your concerns. Most landlords will try and give some notice just to be polite and not make good tenants feel like they are being violated.
