I want to do some updating in my 1/1 condo before I get ready to sell it. I need to make it look better than any of the other units that are there. Most of them look just like mine. (Old) So what are some of the things I can do to make it look real nice.

I plan on doing some painting, adding tile in the kitchen & bathroom & carpet in the rest of the place.

I would like to do something with the cabinets that are in the kitchen & would like to replace the counter tops with something newer looking.

I would like to keep it as chaep as possible too....

Please excuse all the cluter since it is being rented at the time.

Replace kitchen counter tops with granite if within budget or go with marble, cheaper and will still look nice. Add knobs to kitchen cabinets and update appliance in kitchen.

If you want to do something with the cabinets, you could either try to strip them and restain them a different color. Another option is to lightly sand them and then paint them (I believe Dutch Boy makes a cabinet paint).

I don't think the cabinets look too bad. The knobs would help. Also consider stainless appliances and range hood. Are the floors vinyl or tile? Tile would make a big difference.

Don't put more into it than you think you can get out of it in the sale. IE: Don't spend 7k updating to end up with 5k in increased sale price.

If the kitchen has a furdown on the passthru side, rip it out, ad pendant lights, and open the space up. I've rehabbed many a unit like yours and it makes the space look larger and more open.

Laminate floors instead of carpet would really make your unit stand out from the others. Jim



Personnally I like the wood cabinets better than painted,,,BUT,,,BIG BUT,,,if they are soiled,stained,knicked up,worn,,you get the idea,,,painted is better than worn.

Put all that clutter in a box and store elsewhere before you show it the first time,,,and that frig (stuff) gotta go.. Even IF you have to bribe your tenants.

short counters like that,you can usually find some miscuts,or blems for cheap.

Paint everything inside a nice neutral color,,even if it looks perfect now.

While I know pictures can be deceiving, the cabinets look good as shown. The best thing to do with those would be to add some hardware. It will make them pop!

As far as counter tops go, take a look at granite tiles. They are a less expensive option than a cutting a slab, and it looks fantastic. You can also do some sharp trim pieces, and a tile back splash.

Keep in mind that It really depends on the price point of the condo, and what buyers expect in your area at this price. Do not waste money on options that are not expected, as you seldom will get your return on investment.

If it's within the budget replace the appliances. Even buying them used would be an improvement, if they are a matching set. If that is not possible you need to reface the dishwasher and replace the counters.
Adding hardware is always a nice touch too. Clean cabinets with a good wood cleaner.

I think the cabinets look fine. I doubt that you could strip and restain anyway, lower end cabinets have a "picture" of wood grain. I would clean the cabinets with Murphy's Oil (I think that's the name) or similar. New counter tops would be an excellent idea, IMO all wood grain counters look VERY OLD.

Clean out the stuff, particularly kitchen.

Why is there a wall clock in the bath?

Laminate floors in living room perhaps.

Take a look at your ceiling, I can't. I once had a really nice patio home that looked dated and no matter what I did it still looked a bit tatty. I had a buddy help me remove an old aluminum slider and put in a french door. While there he looked at the ceiling and commented that it looked pretty bad, no water stains or anything, just "bad". The paint was a bit dark looking but it was a high ceiling and difficult to paint.'

This guy owed me some $$, hence the help on replacing the door. His brother in law was a sheet rock guy and he said they'd re-do the ceiling, including paint if I'd wipe out the rest of the debt. I said OK and even BEFORE the paint was applied it looked like a new house. It cost me a bit, but I figured my odds of ever collecting all the money were slim and it made the whole house POP.

I doubt that you can sell it with those tenants in place.

Your biggest (and cheapest) inprovement is going to be fresh paint throughout, and diligent cleaning.

I wouldn't do anything with those kitchen cabinets except wash them with Murphy's Oil Soap and rub some lemon oil on them. I probably wouldn't even add knobs.

Countertops are small, so replacing them with granite shouldn't be too expensive. Your appliances need replacing, they look old fashioned and tired. Vent hood has to match appliances.

Kitchen and bath are small, so nice tile floors shouldn't be too expensive. Except, I might not tile the bathroom unless that vinyl shows wear, or the price point of the condo is fairly high. It looks good in the photo.

New paint throughout, new carpet, maybe a new light fixture in the kitchen.

Here's what I would do with the bathroom. New paint, maybe new tile floor, matching accessories: towel bar, tp holder, toothbrush glass, flower vase or basket, and soap dish.

Then bright colored rug, coordinated shower curtain, towels, soap and silk flowers.

Tie the towels back with rafia twine, place a flower in twine. Have flowers in a vase, or use a basket with a couple of rolled hand towels, guest soaps, and a couple of flowers.

You get your color into the bath with the accessories.

If I replaced the bathroom floor, I might take a look at the fancy cabinet sink combos, where the cabinet looks like furniture. I've seen them for just a couple hundred bucks. Costco often carries a cheap one. I wouldn't want to live with one (no storage), but they look really good
