I do mainly lease option deals in my area, but I do wholesale deals all over florida and out of state. I haven't done any in tampa, but it would be nice to know some people over there!
I am a tampa guy. been out two years, just got news my partner is coming back to help me start again. I honestly dont know if theres anything to be made short term, which I need badly for a few deals. Its ugly here!!!! REAL ugly. 50% drops in value in a year!!!! All foreclosures from homes bought at peak, 4000 for sale in my county, 30 closings lastmonth.
Spring Hill is an area I was exploring online today.
I have no credit but most sellers don't seem to care now,
since I work through the web and have 7k to put down.
I'm torn between accepting a deal for owner financed homes ranging from 50-170k
or just buying some land outright and dragging a trailer onto it.
I like the thought of being able to tell anyone to 'get out of my yard!'
I just spent 65k renting a 30k trailer for 11 years and have nothing to show for it
so it's about time for me to stop being silly.
Owner financing here for my 7 years is ALWAYS an investor, ALWAYS overpriced, and typically crappy. You usually get a year lease option and usually lose thedp cuz the salescontract priceis NOWHERE near what will be lent or appraised.
I am leaning towards mobiles to ease back in. They are esssentially valueless to me beyond rent, and only land dependent in value mostly. Land is steady. mobiles are cheap, yet they still rent high.

I've got a web based business that's been growing for 5 years which brings me about 1000 visitors a week, so I also think I have a unique opportunity to sell property, even in this market.
I have a site too for my trades biz but I am trying to make it more of a web biz. Not sure how many hits i get, i quit looking cuz the stats didnt differentiate bots from unique hits. Thats a cool idea though. I think 1000 a week is close for me too. I should put investor resources on it to attract attention anyways since I work for a lot. Perhaps then I could start incorporating my rei stuff in as well.

I am located in west palm beach florida i am new to re investing and is looking to network with other investors i am mostly into doing wholesale deals to build my capital.
I'm a Realtor in Hollywood. Hollywood is my expertise, but I am knowledgable in the surrounding cities as well (Aventura, Hallandale, Golden Beach, Dania, and a little in Pines and Miramar). I've recently been finding great deals in Hollywood, and have focused most of my attention here.
Seems like homeowners are ripping the applainces out before they get evicted so light to mid rehab is the norm so far. Positive cash flow from day one is rare but I am finding them. Currently I am working mostly with fix - flippers, but would rather have investors who are looking for buy and hold, and cash flow. (Trying not to solicit - but thats a part of networking?)

Things aren't really that terrible here. We never really see the 'swings' that take place in S. Florida. I guess our lows aren't as low but our highs aren't as high. I've had a steady interest in the properties I have for sale.
Slowed down on my marketing, however, while things calmed down. I'm thinking of getting back into it.
