Rich -
I don't live in Las Vegas (at least not any more) but have been looking at properties there .... I was planning on a Sept LV trip so will let you know as it'd be nice to meet and talk LV Real Estate with others from BP Nation! :D
Hi Rich,
I'd love to meet with you when you are here. Sept 9th is also the meeting of the Real Estate Insiders Club. That would be a great place for you to make connections if you can fit it into your schedule.
Now Las Vegas is down over 54% from August, 2006. At the same time it is supposed to grow over twice as fast as the US. Seems like a screaming buy to me.
Anyone not like it? Your reasons?
And if you are buying there, what are you buying? How much are you paying?
Richard- I'd love to be your guest at that meeting! What time is it? I fly in on the 9th at 11 in morning. I think I have to register and then time available. I'm staying out on Lake Las Vegas Golf Course and expo is at Caesars. Please reply by post or PM. Any other Vegas guys?
Jon- I want to check things out while there. I need some people with stuff to sell!!! Rich.
Ted- I'll buy you a meal if you get there. It should be raining in Portland by then anyway! I lived near Eugene in 80 after retiring, and rain drove my family nuts.
Rich,
I sent you a meeting flyer via email.
Rich -
I grew up in Eugene til we moved to Portland in 80' ... and you're right, it'll probably being raining (as it always does) in Portland which drives me nuts as well so another good excuse to get away. I'm working on the details and getting the ok from the boss (aka my wife) for the trip - will let you know! Ted
I'm still looking for more Vegas folks to visit in early sept. I want to start some lending in a couple areas. Reply if interested. Rich
I agree a hundred fold. In vegas right now is the time to buy.I ve got one under contract.... looking back my property sold for 275K in its prime......i am excited..... i got it for under 40K
Sam- sounds like a great deal on the surface. In N. LV? Rich
Rich-
As they say in Vegas: I'm in ... All In! Arriving late Sept 8th and will stay min of 2 full days. Going to the RE Insiders Club meeting the evening of the 9th. Let me know where the BP Nation gathering will be held ... Ted
Rich,
Yes the property was in North Las vegas, I ve got a new one in Las vegas and i am very excited about it. This one is even better.!!!
PM for a link to my blog entry about vegas!
Just to follow up on this topic.I ve met an investor who made $32,000 big ones in less than 3 weeks in this market.. absolutely amazing !!
Here is what Money Magazine think about LV. Bottom out in the 3rd quarter of 2010. I think it too optimistic.

Still, could be a good time to buy for the long haul.
I'm also not ready to be bullish on Vegas, especially North Vegas. Rich
Rich, which places do you think are already at or close to the bottom? (Dallas, SW Florida, S Texas?)
No crystal ball, but I like all 3 of the places you mentioned. I'm buying or looking in all of them. Rich.
