Distressed/Foreclosure Lists

Two new investors were added to my buyers list, today, and I put in a request to a broker friend to compile a distressed/foreclosure list for lead generation.

Question:

Should the listings be pulled from the zip codes I'm wholesaling in or the surrounding areas?

I would find out what your buyers are looking for and them give them exactly that.

Thanks for the reply.

If I'm putting the list together to capture leads, wouldn't it make more sense to make sure the listing are relevant, as opposed to tailoring them for individual investors. Just a thought.

Your second question about should you do it for lead generation (general) rather then tailor it for individual buyers - frankly you should do both. Meaning - you can send the general list or post it or do whatever you do with it for lead generation but I would send your new and good buyers individual lists that meet their own needs. After you send one or two tailored lists if someone doesn't buy or express any interest I would move them to the general list.

I know that when I buy property and whomever I bought it from send me the same general list that they send everyone - they don't take the time to narrow it down for the parameters I gave them I tend to not look at their list - cuz I get so many lists - those that make it easy for me get my biz just because I tend to go for the easy first.

As for your original question - I am not following - I am sure someone else can chime in but not sure I get what your asking in your original post - not your fault - on me.

The issue of clarification is my fault.

I was excited about adding two buyers to my wholesalers list. I should have posted that info elsewhere in the forum.;-)

Per a suggestion by BP
member Eric Medemar, I am having a collection of distressed/foreclosure properties put together for the purpose of generating leads to build my buyer's list.

As for the list, I was asking whether I should provide properties from zip codes where I would potentially locate wholesale deals or from equally viable zip codes outside of my working area.

Your point about not being provided listings based on your buying criteria is well received. I agree 100%. Once I've done business with someone, they are moved into a special location in my brain -- mutually profitable zone -- and treated with care.;-)
