MARKETING is the name of the game
1. run classified ads in the local paper (rent to own, bad credit ok)
2. place signs all over advertising your rent to own
3. advertise on craigslist
check out companies that gather these leads and sell them to real estate professionals like you. You can check out my site and there are others.
You can sort the leads by city, how much the tenant/buyer and put down and how much they can afford each month. Many of the leads are only $2-$5 each. When they have $5,000 - $10,000 to put down that is a very easy decision.

Advertise in the classifieds of your local news papers. Also buy an ad in apartment shoppers and other journals related to renting.
If your willing, you might also consider trying PPC (pay per click). If you're not familiar with it, PPC allows you to to post your ads for keywords you choose to target. While I have seen some success with it, it is very important to learn about it and research proper techniques and tactics. If you just decide to go head on without knowing how the engines work with PPC, chances are you will lose a lot of money and see no leads from it.
I recently helped a friend lease a house and I will be their property manager. I advertised on Craigs list (I love it!) and found a tenant in two weeks. Meanwhile, I found about 20 rent to own buyer prospects. Unbelievable. I could start a business connecting RTO buyers to sellers who are savvy and need to sell that way. Just run an ad for lease and you will find plenty of people who woulld rather RTO. Mike
