I am wondering if anyone has any success stories pertaining to using [size=18]Craigslist[/size] in the most effective manner. Craigslist will not let you do multiple postings for several cities however, this is what I would like to do! Has anyone been able to work around this? And which type of Marketing Campaign has worked best for you? Regular Text or HTML campaigns?

I have found a good amount of buyers interested in lease options in the " real estate wanted" section. Usually these are families with bad credit or limited down payments. As an agent, I hope to find them a place and earn commission. But, I eventually hope to work this angle as an investor and lease option out to them (I think that's what it's called).

I have tried to find listings and do entry only agreements by searching " for sale by owner" in the real estate for sale section. This hasn't been very successful, although I did get one entry only listing.

I have also had some success networking with investors through Craig's List.

The way that I have gotten deals on craigslist is by emailing the landlords in the for rent section, to see if they will do a lease option, or sell me the house.

Of course it is a numbers game and you have to email a lot of landlords to get a deal, but I got a good lease option deal not to long ago.

are you sending emails single or bulk? if bulk how are you getting past the fact that the might think you are spamming?

I've definitely had luck with craigslist in finding buyers. Why the need to post in multiple cities? Why SPAM the site?

You will have to create a new add for each city where you wish to post. This is technically not spamming which since each add is different. It is time consuming.

I had to look that one up in the rules for use of Craigslist. Here is what it states:

Can I post my ad on more than one craigslist site?
Please choose just ONE craigslist site for which your ad is most relevant - this should generally be the site closest to where you are located. If your ad is equally relevant to all locations, your ad does not belong on local craigslist sites at all, please find another service.

Posting the same ad to multiple locations is considered spamming, and is prohibited.

How often can I post?
You may post to one category and in one city, no more often than about every 48 hours.

If you are submitting a post that is similar to another currently active post of yours on the site, you will get a blocked message. Removing the active post will allow you to post the new ad, unless the active post is less than 48 hours old.

Primo, I tried the approach you suggest above a long time ago. My very first day of contacting landlords I received a " nasty gram" from Craigslist saying they would not forward any more of my emails for 48hrs. If you are going to send multiple emails you can only send them to people who show their real address. With that said however, I've found calling is much more effective. It does take more time but they will tell you immediately if they have any interest. Either way I end the conversation by making sure they have my contact information for when they want to dump the property in the future. I've also found that craigslist has been taken over by realtors and property management companies making it difficult to get to the owners directly. More recently Backpage.com has produced more solid leads for me than craigslist as it is still new (to me) and mostly contains postings from the owners.

Do you have an example of the email you send? I'd be interested in seeing the approach you take to get them to respond.

I have had luck on Craigslist, by doing what Primo said. I go to the houseing for rent section, and have a simple one liner that says " Woudl you be interested in selling your house on a leas purchase basis? Thanks Mike Sedwick XXX-XXX-XXXX. I just keep cutting and pasting that line on each email I send to. After ten posts, though, CL stops accepting them and sends me a statement saying I am limited to 10 per day. I got alot of responses from these posts, so I do it every day if I can. Good Luck, Mike

Sorry for the confusion. I did not purchase that $5 thing he mentioned, so cannot endorse it. I was just relating my own experience posting on Craigslist. I was not limited other than doing 10 per day, in my local area. I do not know about posting in multiple states or cities. Thanks, Mike

Unfortunately, in the two counties in which I work--Los Angeles County and Orange County--Craigslist charges $25 for certain listings. I think I'll buy that guy's guide to see if he has any get-arounds for this very unattractive feature of Craigslist in my area.
