Time to retail some houses.

Does anybody have good books/online resources that cover retailing start-to-finish?

Like how to write good ad copies, etc?

I am learning that retail buyers care about things we investors never pay attention to. We need to learn what all those crazy things are...

Go through local listings and read what those agents have written. Take notes on things you like and fit them to your house if they apply. No need to re-invent the wheel. :)

Writing good and effective ad copy is a monster all of its own. It is probably something that will need to be tested and recorded multiple times before it gets the conversion rates you might want.

I'm not sure how much help it will be, but I have heard good things about Gary Halbert when it comes to copywriting. Maybe check him out on Google?

If the home is vacant...GET IT STAGED. Get a BPO on the home for a 30 day sale and list it just below that. Place it on MLS if your an agent or hire an agent. There are fee base brokers out there. Such as $500 and 3-4% commission. Just an idea.
