I've recently thought about "contracting" my postman to give me addresses of properties which don't collect the mail often and/or seem abandoned.

Has anyone else done anything similar in any regards to this?

I;m thinking they are literally walking door to door through the neighborhood and would have a good feel.

Hey Gary

you must have missed my post before, but that's okay. One of the number one bird dogs that you can get big leads from is the mailman.

Also, code enforcement and the gas man.

How I do it I go to a neigbhorhood that I would like to be in, meaning a CASH FLOW neighborhood and where the post man usually walks. This means it will be in a older area because many of the newer areas they drive. Then I will give them one of my business cards and ask them what time they get off Friday or what time do they do lunch. I will ask them if I can take them to lunch, my TREAT. All I need them to do as they are going over there route is to take down addresses of homes that are vacant and abandoned. I will even supply the note pad and pen. Doing this and at the end I let them know that if I am able to get the lead closed I will pay them $500.

Also, I have some here that work dligently for me. So, what I do is pay them like $200 for there time and service and they love that. I get so many leads until it is incredible. One even called his buddy on the other side of town and I met with him and he started bringing me deals and I was able to close a few with him.

This is the power of NETWORKING and THINKING OUTSIDE THE BOX.

keep in mind that postal workers are federal employees and aren't even allowed to take tips at xmas time. make it clear that this would be a completely outside of work thing and they should be fine with it.

i know many post office workers that will not do anything to potentially risk their cushy job. i don't blame them!

Josh maybe some of them are sour prunes in Florida because of all of the sunshine that they have taken in, but up in the Carolinas they are more than willing to lend a helping hand. They to get a lunch and they get time off, who is to say that it has to be done during working hrs.

See we have to learn not to focus on the small things and let them determine if they are willing to help or not.

Before we even get started we have already defeated the situation.

Did not mean to burst the bubble, but Congressmen and Women are Federal workers and look what mess they have us in today.

Don't buy into the HYPE. Go and make some MONEY and let the postal carrier do their jobs.

What else do you use? I have seen on here that some people contact fire departments to get a list of homes they have been to for homes to wholesale. I have also heard of contacting lawyers especially those for divorce.

I am trying to make a list so when I start I have plenty of people to contact...

Matt, thank you for the compliment. There are many such as you have mentioned divorce lawyers, probate attorneys, eviction court.

Matt go sit in on eviction court in your town. Sit at the back of the room and bring plenty of business cards.

#1 that will let you see the do's and don'ts of being a landlord.

#2 Some of those tenants know how to play the game and the sad part is many landlords do not. They do not protect themselves or their investments.

#3 When some of those novice landlords leave they are so PISSED OFF until they want nothing else to do with being a landlord, but they want everything to do with a 9-5, not guaranteed to last.

I usally CHARGE for my ideas Matt, but for you they will be free.

There is a guy Tom Nardone who sells the whole course about hiring mailmen. I wonder how much useless stuff you have to come up with to fill 100+ pages when you can describe the idea in 2 paragraphs.

I've never thought about the postal worker!!

I did have a run in with them at one point, the church kids I hired to put out flyers on people's doors were putting them in the mailbox's. Don't Do That...........they get a little upset about that.....

thanks guys for the idea, I'll use that one next time I see a postal worker.

No, your not mistaken and YES I did get an angry call from a postal worker. I've since changed my way :D
