Have a tested Craigslist ad that pulls well?

Hey, I have tried a few different ads and they aren't pulling in any leads. Any of you have tested ads that pull well & could share?
If you don't want to post to everyone please at least pm me.

Also, what is the best time of day to post?

I use different variations of this, I find it's best to post after 3-4pm.
I also post during the day, but it seems I get response after people get home...........since I don't use a website, I use wufoo.com to capture the leads, it's free and easy

Rent from us and fire your lazy alcoholic landlord.

Nick thanks for that referral to wufoo.com and to you guys showing me that a very short ad can work. I was thinking of testing that out. It just makes so much sense to get them interested and not disqualify them with a bunch of text in the ad before getting their contact info.

I also highly recommend Wufoo.

We use Wufoo on our websites and pay $9.00 a month for their upgraded service.

It is very easy to customize and can be used in many different ways.

Actually with that ad I have gotten a lot of response from the younger generation that is simply tired of living in a dump. We have a major issue with Slum lords in my area and this seems to grab attention.

My best response time occurs on weekend early mornings and weekday late evenings. But it will vary according to your market. Tracking, trial, and error is the best solution.

8 / 12 / 5 are the best times for me to post.

Short - to the point - use bullets and photos.

While I LOVE the ad Tom wrote and I am sure it pulls well - I have never been that creative.

I find the more info I give pertaining to the house the better.

I find the more info Leave off - the more BS calls I get.

put the address - the rent / security / full amount to move in etc....

Otherwise you will get a ton of calls that don't qualify.

Oh - and I totally agree you need to do your own testing - this is one area (FREE) where you can do it.

Test - rewrite - test - rewrite repeat.

As for my testing - I find as long as I give all the info I get a good amount of calls.

Then I notice the date - they are all old......

Then I notice this guy Desmond is digging up all these old Criags Lists ads

Then I notice he is trying to sell the huge mysterious secrets of craigs list - like it is a mystery at this point.

Pretty lame Desmond.
