I am getting ready to do a mass postcard mailing, but my question is should I mail the same postcard repeatedly, alternate? etc.

How do you mix it up, to get your audiences attention? Most mail goes in the trash, so how do I prevent mine from doing that?

Terry,

I would definitely mix it up. I would select a number to mail out first, say 500, as a test batch and make sure you have a very clear call to action on the postcard. Don't waste your time on just some warm fuzzy feel good postcard but instead say something like "Learn the secret to finding a bargain home" or "Do you want your home sold in under 4 weeks" if so call XXX or go to URL. This way you have a way to measure how successful your campaign was. You have to make sure that your target market know what you are offering. You should spend some time thinking about your value prop and how it benefits your prospect. This should be your call to action. I hope this helps.

I would agree with Antony. When you do mix it up though, make sure you set up some form of tracking factor to know which mailings were the most successful. If you want to send them to a website, make sure you have some form of web analytics installed (i.e. Google Analytics) and send them to a unique page. If it is a phone number, then have them dial a unique extension or number. If it's an email, make a unique email address. Whatever it is, make sure it is unique for each mail campaign you send out. This will allow you to track which campaigns are the most successful. Best of luck.

Drip campaigns work wonders!

Here is why. When you send your 1st mailing to an owner, you do not know their motivation level. However if you mail to them between 5 -7 during the decision making process you may mail to them at the time they are really open to your message.

Let me illistrate what I mean. Lets assume you are going after foreclosures. Most people mail one peice when the NOD is filed. Now if the foreclosure process is 9 months long, and you mail to them every 5 weeks the seller has seen your message about 7 times. instead of the other folks who send one or two mail pieces.

Post cards are super cheap. Here is one we use http://www.tonyseverino.com/m/19000/19444/files/Consulting/Forms/Advertising/20-SYHAI_PostIt_Wide_5x3%20V%202.0.pdf

You should consider using a different postcard, however keep the same design, but mix up the message a bit.

When considering drips you should know the decision making period for your list. Expired are different than foreclosures, which are different than tired landlords.

I would recommend that you consider the time frames and then how you can effectively mail to them in that time frame. We use a 6 piece system, the first is a simple yellow letter, and then followed by 5 post cards.

Hope that helps

Tony would you mind posting or emailing your yellow letter?

My target market on this campaign is vacant code violation properties.

Real Estate Coach · Highland, Indiana

Terry

My yellow letter is very simple:

It says

Dear _____

My name is Tony Severino and my wife is Lisa

I am looking to buy some property in _________. If you are interested in selling please call me at 219-923-3000.

Thank You

Tony

Take a fine tip sharpie, and just write it randomly on white printer paper, Then copy that onto yellow legal pad paper. My printer does it for me.

You can use the same sharpie to fill in the name of the person you are sending it to.

Hope that helps!

Tony, thanks for posting the post it "notice"

I am mailing to vacant code violation properties and i think the notice post it could have some good crossover for my postcards.

As far as the photocopied yellow letters, I have tried them. They just still look photocopied to me. I guess I am looking hard though, and most sellers just need to start reading...

Real Estate Investor · Baltimore, Maryland

Tony, also when you are copying this letter onto yellow paper, are you making sure it alligns on the lines?

Terry
No just the opposite, we want it not to line up so it appears to be very randomly written.

That is why it is written on copy paper 1st, not yellow paper.

I do want it not to line up. I want it to look like I just wrote it down very quick and sent them a note.

"Learn the secret to finding a bargain home"

Anthony, I would definately keep away from any statement that involves the word "secret". It would tend to get you viewed as a guru trying to sell a package to someone.

And we all know what kind of reputation those guru's have.

While I am not a fan of this type of advertising, it can work if done right.

Just keep away from the "I have a secret" message, PLEASE.

Tony, thanks again for the input.

My batch of yellow letters i did I just found to be so damn time consuming, to hand address everything, fill in blanks, etc.

Has anyone found a cheap place that does these?
Also looking for cheap letter stuffing place for a mailmerge I'm doing. keep me posted
