Door Hangers anyone?

Ive done them. Somewhere to the tune of about 75,000 of them. There good if you want to really target a geographic area. Alot of delayed responses on em...Ive bought several houses with them. I like the strategy..not love it though.

Before I spent the money on door hangers I tried using a 4 x 6 yellow letter that I scotch taped to their door. I bought a box of about 2,000 of them from staples for 5 bucks.

The response has been incredible! I've only been doing it for about 2 weeks and I would say the response is somewhere around 20%. No deals out of it yet but I a lot of very interested prospects to follow up on. I guess it's just the timing around the holidays but next year I will be doing this on a daily basis.

I'm thinking about trying them, they would be great for targeting specific buildings.

Anyone have any costs on them? Any places you prefer to buy them from?

This is what I have word for word-

"Hello,

I want to buy your house this week.

I hand wrote the letter and made copies through my printer. My printer is not the most advanced in the world so it jammed up a few times b/c the paper was so small, but it was worth it.

I would pull the lispendens list for a specific area and I put out 20-30 a day.(my goal is to do 50 a day for next year)

I'd find some teenagers, (clean ones) give them $10/hr to plaster them on the doors in the neighborhoods I designate, and tell them I'll give them $100 for each deal that I can close. Make different sets for each person I hired so when I saw the paper I could identify which person placed the hanger.

Hmm... This might be a good job for my daughter this summer.

Door Hanger work great in place of large community.
Here is Florida it does work great and we have gotten a lot of business this way

Hello Lafi,

Quick question for you, when the sellers call you back about your note where you stated that you will buy their house, As Is, Cash what do you say to get the listing, I am assuming your intention is not to buy but to get the listing. Thanks.

Asad, my intention is to buy the property. I target pre-foreclosure leads so these are people that are behind on payments and either need to sell or modify their loan.

I have a box of 4K door hangers that I forgot about. I just called around and I got a quote of $.11 per door hanger delivered ($440 total).

Would you consider that a fair price?

I think we're going to give it a shot and get these delivered. Do you guys have any suggestions of what day to deliver?

Yes, I typically deliver Mon-Fri between 10AM-2PM. The logic behind that is that I want the seller when they are coming home from work, and that whoever is delivering the door hangers is going through the least amount of traffic and likely going to get more done in less time.
