Back when I needed leads I would run adwords campaigns for both sellers and buyers and it really can't NOT work when you analyze your ROI.
On an average wholesale deal I'll make $10k and my avg click price was about 50 cents...
Meaning that my break even point was 20,000 clicks... I had more leads than i could possibly handle in just the first 2 or 3 hundred.

You have been using Google for local targeted campaign by using banner ads. We had mixed success. We couldn't make Google PPC works for us. Like Eric we made it work years ago. Now we just concentrate on videos with targeted keywords and post them in different channel using Traffic Geyser.
Check also PPC on Facebook although they are more strict and POF (Plenty of Fish, a dating site).
Jack, you mentioned Traffic Geyser. How is this different and better than Tubemogul for video distribution?

Google AdWords is a tool that depends heavily on the market you are attempting to reach. Depending on the key word you use, you could be competing against tens of thousands of others. For someone just getting their site up and optimized, it is difficult to cost justify.
My recommendation would be to post your site address so we can take a look at it. Many of us have tools that can analyze your site and see if it is "optimized' for the keywords that you are trying to use in your AdWords campaign. BiggerPocket folks are pretty cool about working things out with you. I think everyone would agree that "organically" getting on the first page of google is far superior to getting your ad on the top or side of the page.
I consult many real estate groups and I have used AdWords about twice... after a year of tweaking their site, writing articles for online publications (ezinearticles, helium), keeping a blog and posting on forums.
The "if you build it, they will come" corny saying is completely true with web marketing. The more you work on creating pipes to your page, the more traffic you will see.

I tried Google adwords as well as Facebook Pay Per Click. I had no success.
I got clicks and paid for them but it stopped there.
It could've been my own advertising or the service I was offering but it seemed to be that distressed sellers do not click and pick out of thin air.
I had much more success for buyers clicking but most of the leads were terrible and I was paying for them, I get better leads without paying for it.
It seems to work for some people though, by no means do I claim to be an internet marketing Guru.
I have a client who just gets all of their business by PPC. Now I would not recommend this to everyone but after 18 months they are still in business and going strong.
A few pointers to anyone about landing pages,ppc etc.
1.) Is your content educating your visitor on what they want to know about ?
2.) Is your sales copy motivation/directing the visitor to fill out the form?
3.) Is there a form to fill out on the page they land on ?
3.) Design is a major key in this, if you look spammy or your site is not easy on the eyes?
Other Major things to consider.
- Have analytics on your site, analyze time on site what links they clicked etc.
- Do A/B split testing. Test everything from headlines to the color of a button. Honestly I can go into depth here to write an ebook but this is major.

Generating Your Keyword List in 5 Easy Steps : Follow these instructions:
1. Write down the top search terms that you can think of that describe your business or service. I suggest keeping this list on a spreadsheet if at all possible -- this will make it easier to organize and submit later.
2. Use the Overture 'Search Suggestion Tool' to get an idea of the popularity of each search term and enter this number under a 'monthly impressions' column in your spreadsheet.
When I searched on our example keywords, I found that those search terms were recently searched as follows:
* Pda - 420,800
* palm pilot - 75,982
* palm V - 3,899
* digital device - 376
* personal electronics - 250
3. Use the Search Suggestion Tool to lengthen your list of search terms. Not only does the Search Suggestion Tool reveal the number of searches for any given search phrase, it also displays any closely related search terms.
Another excellent resource is found at www.wordtracker.com. At $199 for an annual membership, this service will reveal which terms are the most searched on the Web, and also give suggestions for alternative search phrases. Typing 'palm pilot' into Word Tracker also shows a list of search terms (suggestions), and the number of times the associated terms were searched at Overture in the previous month:

Add all the new relevant terms and monthly impressions to your spreadsheet list. Be creative! Type in any series of words that you think might lead someone to your product or service. Use a thesaurus and a dictionary to assist you.
4. Go back to your list -- it should be pretty lengthy by now -- and add modifying words that are relevant to your product or service, such as: cheap, discount, low cost, free, premium, authentic, etc. Check the Search Suggestion Tool to assess the number of searches conducted for those terms in the previous month. Enter the terms and data into your spreadsheet under 'monthly impressions'.
In our example, if you use the keyword 'Palm Pilot', why not consider using 'discount Palm Pilot', 'cheap Palm Pilot', or 'low cost Palm Pilot' if they apply to your business? The purpose of these activities is to generate the longest possible list of relevant search terms possible. Why? Remember, you only pay when someone actually clicks on your message. You pay nothing extra to simply list more keywords. Additionally, the more keywords you have, and the more specific the search phrases are, the more likely that your visitor will be truly interested in your product or service. For example: 'pda' is a very general search term. Anyone interested in handheld organizers might search using this term. However, 'Palm V' is a more targeted search term. These customers are narrowed to a particular brand and model. The search phrase 'discount Palm V' is even more targeted, and will attract price conscious Palm V shoppers.
A longer list of relevant search phrases also increases the likelihood that you will attract visitors to your site at a lower cost. That is because it is often possible to bid less for a click if the search term is less popular. More search terms, bid at a lower cost, mean more traffic to your site for fewer advertising dollars.
5. At this point in the process, you should have a fairly comprehensive list of targeted search terms and phrases. I suggest you sort the terms on your spreadsheet by 'monthly impressions' to get a sense of which terms are most popular. These are the terms that can end up costing you the most advertising dollars if you choose to bid for a high ranking.
I guess it all depends. I've heard mixed results. Though, those I've heard who have been successful with internet marketing focus more on it. Just like in any type of advertising campaign, it may take some time. Hope that helps!
