Looking for multi family deals/ hard money lenders/ partners

I own a free and clear 270 unit multi family property in a West Michigan thats always been full. Since its been gifted to me with a promise to pay the owner in the near future from a refi, I need a sponsor for the loan no capital required and non-recourse hud insured commercial mortgage loan. My credit is bad so I need a partner. Also lake front property I own free and clear looking for construction money. Lot worth $1 mil. need $400K construction first position. The finished product worth $2 mil.
