after years of working in the commercial aviation field and working in real estate part time I am venturing into full time real estate investing.

Over 15 years I have looked at deals from large commercial to single family homes. I have completed the course work for masters in Real estate development as well as the real estate course work for the Ga. real estate salesperson license.

In 2004 my wife and I ( with some help from a builder ) built our 5200 sq ft home. Complete with heart pine flooring. This was a valuable experience in learning how to work with contractors, choosing a location that still increases in value and leveraging capital.

We have weathered the storm with long term low interest rates and are looking to increase net worth through future real estate transactions.

Specifically I am deciding which direction to invest our hard earned capital. I may decide to enter the high end student housing market ( we live in a major college town ) or go directly into real estate development - which looks like purchasing a smaller finished development on a 'good' deal. The intent will be to bypass the long development process by purchasing on the distress of banks and/or developers who miss timed the market in the last few years.
