In my own words...
We have been targeting SFRs in areas outside the state of Oregon because of the positive cashflow (much more difficult to find in Oregon).
Cashflow is king.
Real Estate Experience
I had my real estate license in the state of Oregon (where we live). I found there was not much money to be made and the hours were too unpredictable. My wife and I now have a real estate investment company and we are purchasing real estate following the principles of Robert Kiyosaki and Marc Stephan Garrison.
