I am an Investing Newbie. I have been studying up on real estate investing for years. I believe I have learned all I can from books and "coaches". I am dying to get out there and get started. However there is a big lack f financing available to me, and I'm still looking for a good mortgage broker to get me some financing.
None. No Hands on. I am dying to jump into the market, especially THIS market. However, I seriously lack the financial capital to get started. Everyone wants 30%.
I will slowly build my portfolio with a buy and hold strategy for positive cash flow. Eventually, the cash flow will not only replace my income but go up and beyond it.
A small (up to $150K) SFH or Condo in the Santa Clarita Valley or the surrounding cities/towns. Must be move in ready or at most need a little cosmetic work.
The major deal maker is that the seller must be willing to carry note. If not for the whole purchase then for the down payment (30-40% of purchase price).
