Im a full-time wholesaler here in Philadelphia. Have been in the business since September 2004. Love being playing middle man (except when the buyers/sellers start pulling my arms different directions, lol). But love the fact that I can leverage someone elses asset. Always been a cool concept to me and look to take this to other areas of business as well.
Im a big believer that this business is based heavily on Marketing. Without marketing none of the business works. I believe that you can learn almost every technique (Sub-2, Wholesaling, Options, Lease Option, etc) in the trenches without taking the latest Guru class if you have a motivated enough seller standing in front of you saying "I have all this equity in my house, you can have it, just help me out" well not word for word but you get my point. I know guys who have never taken 1 Guru class/course and have done Wholesale Deals bigger than you would ever imagine simply because they realized whats most important is getting someone motivated enough in front of you, and the rest will be figured out at the time.
Dont take me the wrong way, I am a course freak, I love em. I could read them all day (I have literally, lol) but there comes a day where you have to leave the classroom and get in the street.
