For us, real estate investing is merely a vehicle to the bigger goal - being able to take the Gospel of Jesus Christ around the world. Along the way, we have learned that probably the biggest thing to learn in investing is the ability to recognize and manage your emotions so that you are in control and not your emotional swings.
A jack of many (not all) trades and becoming a master in more of those areas more and more each day. One of the best skills we are learning is how to network and find professionals who can do what we can't (or won't).
Experienced in rehabbing, negotiating, financing, zoning, title issues, and most importantly - how to manage others and yourself.
The true nature of the real estate biz is that it is first and foremost a people business. The actual houses are secondary and are merely the vehicle that allows you to interact with others.
Short term - to keep our rentals filled and to acquire more properties that support themselves (NO NEGATIVE CASH FLOW!) - i.e. survival.
Mid term - funnel excess cash flow in reducing debt. Focus cashflow from all properties to pay down one house at a time, then the next and so on.
Long term - Once our houses are creating a modest income, quit our jobs and take the Gospel around the world. Continue acquiring more properties to pass on and give our kids and their kids a head start on getting out of the rat race.
12/31/08 - a tenant for our newest buy and hold property.

I just called Wells Fargo, and as of Dec 17 they lowered their ratios to 70% FMV on NOO... 8...
