Seeking to acquire under performing self storage facilities, mobile home parks and apartments over 100+ units in areas in or just outside major cities of TX, AZ, and CA. Especially interested in properties where we can purchase at a 9% or better CAP based on actual NOI with a potential of making it a 12% CAP after stabilization and capital improvement. Will consider REOs, properties in receivership and other distressed situations. No major rehabs please. We pay all cash for significantly discounted properties.
