I've been a long time equities investor that has seen the light and moved to real estate not because of the recent run up but analysis of return rates. Many stock market investors cite low historical returns on real estate but fail to take into consideration leverage. On top of that, the stock market moves in direction too fast, and I've spent years trying to time the markets. A matter of weeks is the difference between a return of 40% or zero. These quick 40% stock market returns come only once in a great while and I will no longer count on them to achieve success. Although I only own four houses right now, I have 15 years of investing experience and an economics degree to back me up. I forgot to mention my better half--she just received her MBA.
