I have been investing in residential real estate for a number of years and have also owned one small commercial office building. I have taken several properties from near-condemnation to beautiful and affordable living spaces.

My mission or goal is to purchase and hold multifamily buildings and turn 5-10% of each complex into 100% accessible housing for the elderly, disabled, and our returning Vets who now require some different accessories around the house. I have a team in place to make this a reality. I am not interested in flipping the multifamily complexes and watching communities become further worn down. Holding the properties for 10 years will ensure stable management, providing housing that we can be proud of, and regular cash flow.

I am looking for investors who would be interested in doing none of the dirty work, while providing some financial assistance with commercial property investments, and receiving monthly/quarterly reports as I turn around my first multifamily complex.

I have located an excellent investment opportunity in a growth market. The complex is 40 units (4 need major re-hab that I have already priced out and am ready to complete), has new roof, is completely gated, but comes with low occupancy as the bad seeds were recently evicted. The Occupancy is 67%, DCR is 1.29, and the Cap Rate is 10.4%. Not only is this a great deal and can easily grow, but the layout of this complex fits in with my mission. This complex is 2 stories with easy access from the parking lots to the downstairs units. It is ready to be a nice, quiet, garden-style community.
