I have wanted to get into property investing for years then I got married this year and when I sharred my dream with my new husband he told me that it was his dream as well. How awesome! We started our property investing as a team and partner in life. I could not ask for a better combination.
I have been an a assistant for a real estate agent but only for a brief time. I have recently started putting offers in on shortsales. I plan to get my real estate license in the next few months. I have a passion for real estate and even though my mother is my real estate agent I feel that being an agent my self will help me become more dependent. I get frustrated when I want to go look at properties and she is not available. I have put in offers on 5 properties.
Since my husband and I lost our used car dealership of 9 years this year we need to start our investing career with no cash on hand. I have enough credit to get us into one property that we can fix and flip. Something that we will live in for a while then fix and flip for a profit. Then repeat the process. Our kids are grown and out of the home so we have the flexibility to move. We lost our own home in the process of losing our business and it just sold on a short sale. Fortunately my credit was not tied up in the home or the business. I can qualifiy for $85k 203k loan. I want to keep putting in offers on short sales even after we get a home and see if we can whole sale them.
I am seeking ways to work NOD lists to hopefully learn to negotialt with buyers before it is listed with an agent. I also want to learn how to do shortsale offers myself. One thing I am seeing in the Utah County Houseing market is that short sales are going for the listed price. There are multiple offers in on almost every property so It is going to be time consuming to find properties that I can get for 85k including the cost of repair. I am not sure about using hard money as it seems very expensive and I am not quite sure how it works.
