I am residential Real estate appraiser. I've been appraising full time for 2 years now an I've just seen too many homes that sell with a ton of equity and renting potnetial to not take advantage of it. I figured why not start birdogging, then as I learn i'll start investing myself.
I find homes for sale that have about 40-50% equity in them, rehab n flip kind of deals. The average profit on the deals i find is 40-50k.
I am a real estate appraiser who is just getting into investing. I have found 2 deals for an investor friend of mine, and I am looking forward to bird dogging a few more, and then partnering the deals with an investor.
I want to continue to flip homes until I can buy a couple rentals cash. Ideally I would like to buy 2 rentals a year. In the next 5 years, I want to own 10 sfr rentals, and have $2 million in equity.
My 10 year goal is to own 100 properties, including sfr's, condo's, apartment complexes and so forth and so on, all paid for in full.
